der masterplan

der entwurf betrachtet ergänzend zur aufgabe der planung einer feriensiedlung die gestaltung eines großmaßstäblich gedachten erlebnisraumes, welcher durch die dramaturgie und inszenierung seiner baukörper, orte und räume zu einem sehnsuchtsort wird und regionale und überregionale strahlkraft besitzt.

 

die promenade

der entwickelte masterplan für das grundstück an der staumauer zum bleilochtal sieht als ordnendes, architektonisches element eine den topografischen gegebenheiten angepasste promenade vor, welche zum flanieren einlädt und landschaftlich reizvolle ausblicke reiht, sowie alle wichtigen, auf dem grundstück verteilten gebäude (orte) verbindet.

an den jeweiligen endpunkten erschließt die promenade spektakuläre orte in der landschaft. am ufer nahe der staumauer in form einer seebrücke welche weit auf den see hinaus geführt wird, und in der bucht am steilhang in gestalt eines schwimmenden seebades, das in der geschützten bucht zum verweilen einlädt. um dieses inselbad zu erreichen wird der weg in serpentinen über den steilen abhang geführt und die gefalteten cortenstahl-rampen verschmelzen zu einer landschaftsskulptur im ausgedünnten wald. die sich am steilhang windende promenade offeriert einen großartigen ausblick über den see und wird zum sehnsuchtsort des erwartungsvollen urlaubers / besuchers.

gleichermaßen dient die promenade zur erschließung der lose in die landschaft gesetzten waldhäuser welche behutsam im jungwald verortet sind und durch geschotterte wege von der promenade zu erreichen sind. die promenade ist additiv gefügt und passt sich konstruktiv und in ihrer materialvielfalt an die örtliche situation an. aufgelagert auf rostig gefärbten stampfbetonsockeln, dem vorhandenen terrain oder stahlstützen läuft man abwechseln auf beton, splitt aus dem lokalen rostroten gestein oder holzstegen. wie ein roter faden zieht sich die promenade durch das facettenreiche gelände und öffnet sich für die besucher in regelmäßigen abständen zu höfen und plattformen welche in der bebauung des geländes als architektonische leitdetails dienen.

 

der gasthof

das herzstück der promenade bildet der gasthof, ein offener platz mit drei ensemble bildenden gebäuden. dieses gebäudeensemble bildet einen zentralen hof, welcher als kommunikations-, veranstaltungs- und versorgungszone dient. die drei pavillonartigen gebäudetypen beinhalten den empfang mit angegliederten workshopräumlichkeiten, eine versorgungsplattform mit allen nötigen einrichtungen zum campen, und an südlichster stelle ein bistro mit großem, sich in die natur öffnenden biergarten, welcher den zentralen hof einnimmt. der gasthof bietet sowohl der lokalen bevölkerung, als auch gästen, viele möglichkeiten für veranstaltungen, wie zum beispiel freilichtkino, ferienworkshops und fortbildungen.

konstruiert sind die pavillons als klassischer holzbau. hölzerne decks definieren die funktionalen flächen, und kubische baukörper in massivholzbauweise bilden das tragwerk für die schwebenden holzroste. die einzelnen holzdecks sind über breite stege miteinander verbunden. diese typologie ist an allen zentralen orten entlang der promenade zu finden.

 

das seebad

am tiefsten punkt der promenade angelangt weitet sich der weg nochmals und führt auf das seebad hinaus, dem ersten der spektakulären endpunkte der promenande. der entwurf des seebades ist abgeleitet von referenzen aus dem 19. jahrhundert, bäder wie sie in zürich, berlin oder dresden entstanden sind. die schwimmenden plattformen passen sich dem wasserstand an und ermöglichen einen einfach und angenehmen aufenthalt direkt am wasser mit einem vielfältigen angebot aus sonnendeck, schwimmbecken und sauna.

die konstruktion des schwimmbads übernimmt die typologie des gasthofs und setzt sich ebenfalls aus drei ensemble bildenden pavillons zusammen. eine große zentrale plattform, welche sich tribühnenartig als sitz- und liegelandschaft zu den becken hin erstreckt, dient als entrée und bildet den hof mit den seewasserbecken um welches sich die liege- und kinderplattform so wie die saunaplattform gliedern. der hof öffnet sich zum see und kann durch die tribühne für verschiedenste veranstaltungen genutzt werden.

 

die waldhäuser

die waldhäuser sind als streusiedlung organisiert, welche sich behutsam in den jungwald integrieren. diese siedlungsform entspricht den regionalen siedlungstypologien und fügt sich in das landschaftsbild ein. ferienhäuser richten sich der topografie entsprechend klar zum see aus und werden so angeordnet, dass jede einheit durch den ausgedünnten wald blick aufs wasser hat.

 

typologie und modularität

konstruktiv wird für die kleinen häuser im wald die archaische typologie der pfahlbauten gewählt. aufgeständert im vorderen teil auf v-förmige stahlstützen und im hinteren bereich auf ein betoniertes streifenfundament, lassen sich die häuser in beinahe jedem terrain errichten, sowohl in eine sanfte topografie, als auch an dem dramatisch abfallenden steilhang. zusätzlich wird durch die bauweise der eingriff in die natur minimiert.

die ferienhäuser sind in schlafhaus und wohnhaus unterteilt und lassen sich modular erweitern. beide häuser besitzen eine minimale grundfläche, welche durch eine galerie ergänzt wird und so maximalen komfort generieren. die südseitig komplett verglasten fassaden können geöffnet werden um so den innenraum zum terassenartigen außenraum werden zu lassen. die öffenbaren klappen im dach und inszenieren den blick in den himmel, ergänzen somit die verbindung von innen nach außen und schaffen ausreichend platz zum stehen unter der dachschräge.

das schlafhaus verfügt über einen aufenthaltsraum und einen rückwärtig angegliederten sanitärbereich, welcher in einer schrankzone verborgen ist. auf der offenen galerie befindet sich der intime rückzugs- und schlafbereich. damit nimmt es die privaten räume auf. das wohnhaus nimmt die gemeinschaftsräume auf und richtet sich in seiner größe nach der anzahl der angegliederten schlafhäuser, wodurch es für zwei, vier oder sechs personen ausgelegt ist. dabei bleibt die gliederung des gebäudes immer gleich. das erdgeschoss ist in zwei ebenen geteilt und bietet im höher gelegenen bereich eine küche sowie den esstisch und im abgesenkten bereich eine sitzlandschaft mit kamin. der durch den versatz gebildete doppelboden bietet raum zum verorten der haustechnik sowie staufläche für gepäckstücke. auf der galerie befindet sich ein rückzugsbereich mit sofalandschaft und hoher aufenthaltsqualität.

die häuser besitzen pultdächer und werden zu einer einheit kombiniert, die mittels überdachter stege verbunden sind. dadurch werden optisch satteldächer wahrgenommen. geplant sind einheiten für zwei, vier und sechs personen, welche durch die modularität auch größer gedacht werden können. daneben gibt es als minimal variante das alleinstehende schlafhaus, welches ebenfalls für zwei personen ausgelegt ist und für kurzaufenthalte gedacht ist (z.b. bett&bike).

 

konstruktion, materialität und wirtschaftlichkeit

die ferienhäuser sollen in gedämmter massivholzbauweise erstellt werden und können so mit einem großen vorfertigungsgrad von lokalen handwerkern gebaut und errichtet werden. diese bauweise ermöglicht es die kosten niedrig zu halten und die bauzeit auf der baustelle zu verkürzen. durch die identischen schlafhäuser und die sehr ähnlichen wohnhäuser kann dieser effekt noch verstärkt werden. die konstruktion aus massivem brettschichtholz wird mit holzfaserplatten gedämmt, abgedichtet und mit einer fassade aus gekohlter douglasie verkleidet. das gekohlte holz erinnert an den historischen beruf des köhlers, welcher in der region typisch war. im innenraum wird das brettschichtholz sichtbar gelassen und bildet somit einen starken kontrast zwischen hellem innenraum und dunklem außenraum. durch die überwiegende konstruktion aus holz können lokale ressourcen verwendet werden.

the master plan

in addition to the task of planning a holiday resort, the design also includes an expansive recreational area, which – through the dramaturgy and staging of its buildings,areas and spaces –will become a desirable locationwith regional and supra-regional appeal.

the master plan for the site located along bleiloctal’s retaining wall features a promenade, which responds to the existing topography and which serves as an unifying architectural element. this pathway feature encourages leisurely walks and offers scenic views. it also links the important buildings (sites) distributed throughout the property.

at its respective endpoints, the promenade opens up onto spectacular   in the landscape: on the bank near the retaining wall there is, for example a pier, which extends far out into the lake; and in the bay along the steep slope there is a floating lake pool, which invites vacationers to linger in the sheltered bay. to reach this island pool, there is a path that leads winds along the steep slope and the folded corten steel ramps merge to create a landscape sculpture in the thinned-out forest. the meandering promenade along the steep slope offers impressive views of the lake and becomes a place of desire for the expectant vacationer or day tripper.

the forest houses, which are loosely arranged in the landscape but carefully placed in the young forest, are accessible from the promenade via gravel paths. the promenade is additive and, with respect to its construction in various materials, adapts to the surroundings. supported on rust-colored pressed concrete bases, the existing terrain or steel columns, the walking paths are built of concrete, split from the local rust-red stone or wooden boards. the promenade stretches like a leitmotiv through the varied terrain, welcoming visitors at regular intervals with courtyards and platforms that serve as connecting architectural details for the entire site.

 

the hotel

the centerpiece of the promenade is the hotel, which consists of an open space and three buildings. this building ensemble forms a central courtyard, which serves as a communication, event and service area. the three pavilion-like buildings include a reception area with adjoining workshop facilities; a service platform with all the necessary facilities for camping; and, at the southernmost point, a cafe with a large beer garden that adjoins the natural surroundings and occupies the central courtyard. the hotel hosts many events for both local residents and guests, including open-air movies, holiday workshops and training courses.

the pavilions are constructed as  classic wooden structures. wooden decks define the functional areas, and solid-wood cubic structures form the framework for the floating wooden grids. the individual wooden decks are connected with each other via wide bridges. this typology can be found in all central locations along the promenade.

 

the lakeside resort

at the lowest point of the promenade, the path widens again and leads to the lakeside resort, the first of the promenade’s spectacular endpoints. the design of the lakeside resort area is inspired by the 19th century loci, i.e.bathing facilities like those found in zurich, berlin and dresden. the floating platforms adjust to the water level and provide a pleasant recreational site directly on the water, including features such as a sun deck, swimming pool and sauna.

the construction of the swimming pool duplicates the typology of the hotel and is also composed of an ensemble with three pavilions. a large central platform, which extends as a seating and deck area towards the basins, serves as an entrance and forms the courtyard with the lakewater basins around which the deck and children’s platform are arranged, as well as the sauna platform. the courtyard opens onto the lake and its platform can be used for a variety of events.

 

the forest houses

the forest houses are organized as a dispersed settlement, which gently integrates into the surrounding young forest. this type of settlement corresponds to regional typologies and conforms with the surrounding landscape. reflecting the topography, the holiday homes are clearly aligned with the lake front and arranged in such a way that each unit has its  own path through the thinned forest to the water.

 

typology and modularity

the small forest houses are constructed as pile dwellings. supported in the front by v-shaped steel columns and in the back by a concrete strip foundation; the dwellings can be erected on almost any terrain, including a gentle landscape or a dramatic slope. in addition, this construction type is minimally intrusive.

the holiday homes are divided into a sleeping unit and a dwelling unit and can be extended modularly. both units have minimal floor space, but are complemented by a gallery, thereby ensuring maximum comfort. the façades, completely glazed on the south side, can be opened to transform the interior space into a terrace-like exterior. the hatches in the roof can be opened, providing a view of the sky and thereby intensifying the connection between inside and outside as well as creating enough space for guests to stand under the pitch.

the sleeping unit has a lounge and a bathroom area, which is located in the back and hidden in the storage area. these areas are located in the open gallery, which is devoted to the private spheres. the living units house the common areas, which vary in size depending on the number of attached sleeping accommodations, whereby they are designed for two, four or six people. the structure of the buildings is constant. the ground floor is divided into two levels and there is a kitchen and a dining table in the upper area and a seating area with a fireplace in the lowered area. a double floor, resulting from an offset, provides space for utilities as well as storage space for luggage. in the gallery there is a more secluded space with sofas for optimal relaxation.

the dwellings have mono-pitch roofs and are combined to form a single unit connected by covered walkways, which give the visual impression of saddle roofs. units can accommodate two, four or six people, although even larger units are also possible thanks to the modular construction system. there is also a small version of the detached sleeping unit, which is designed for two people and is intended for short stays (e.g. bed & bike).

 

construction, materiality and economy

the holiday homes will have an insulated solid wood construction, allowing them to be made and assembled to a large degree by local craftsmen. this design makes it possible to keep costs low and the on-site construction period brief. this effect can be enhanced by the identical sleeping units and the very similar residential buildings. the solid plywood construction is insulated with wood fiber boards and sealed and covered with a charred douglas fir veneer facade. the charred wood is reminiscent of the historical occupation of the charcoal makers, which was a typical trade in the region. the laminated plywood is exposed in the interior space and thus creates a strong contrast between the bright interior and the dark exterior spaces. the predominantly wooden structure can be made using local resources
